Shromáždění SVJ - SHRNUTÍ

Hlavní body programu jsou:
- Rozúčtování nákladů na teplo
- schválení základní složky nákladů na vytápění ve výši 30%
- tato výše je doporučena všemi oslovenými odbornými firmami s ohledem na energetickou náročnost a míru zateplení budovy, konstrukční charakteristiku budovy a způsob vytápění i s ohledem na způsob měření spotřeby tepla
- při neschválení hrozí SVJ finanční postih
- toto mělo být schváleno již na shromáždění v listopadu, ale zapomnělo se na to, proto se to musí schválit nyní
- Výbor SVJ souhlasí se stanovenou základní složkou a doporučuje, aby byla oficiálně schválena shromážděním SVJ
- “Shromáždění SVJ stanovuje, že základní složka nákladů na vytápění je ve výši 30 %. Tato výše je platná pro všechna rozúčtování nákladů na vytápění, dokud shromáždění nerozhodne jinak.”
- Náhrada chytré domácnosti Olivea chytrou domácností Loxone
- schválení, že chytrá domácnost Olivea bude nahrazena chytrou domácností Loxone
- při koupi jednotek byly kupujícím slíbeny funkce chytrá domácnosti v jejich jednotce
- chytrou domácnost měl zajišťovat systém Olivea od společnosti Veolia Smart Systems
- od samého počátku se však systém potýkal s četnými problémy, které nakonec vyústily v jeho absolutní nefunkčnost ve většině jednotek. Tyto problémy jdou zcela a výhradně za dodavatelskou společností Veolia
- po prozkoumání kompletní nabídky obdobných systémů na trhu bylo zjištěno, že jediný systém, který dokáže plně nahradit slíbené funkce je chytrá domácnost Loxone
- Výbor SVJ jednomyslně souhlasí s náhradou systému Olivea chytrou domácností Loxone
- Developer slíbil nahradit nefunkční Oliveu chytrou domácností Loxone
- “Shromáždění SVJ žádá, aby nefunkční systém Olivea byl nahrazen chytrou domácností Loxone.”
- Dodávka systému Loxone do bytů se skládá z těchto částí:
- 2N Indoor Compact zvonkový tablet přisazený na zdi v místě původního tabletu (samostatná funkce zvonku + přenos funkce zvonku do mobilní aplikace Loxone app)
- Loxone Miniserver Go umístěný v obývacím pokoji, nebo jiném vhodném místě dle přání majitele bytu (řídící jednotka k ovládání chytré domácnosti jak v dodaném rozsahu, tak pro všechny doplňky zakoupené majiteli navíc v budoucnu)
- Loxone Detektor kouře Air umístěný na místě původního senzoru (protipožární senzor a hlásič)
- Loxone Hlavice Air umístěny na všech topeních, kde byly původní chytré termohlavice (automatické ovládání topení dle preferencí uživatele včetně možnosti stanovení denních či jiných režimů řízení apod.)
Shromáždění se kromě vlastníků zúčastní i zástupce developera YIT, aby mohl zodpovědět případné dotazy majitelů jednotek.
Na shromáždění bude přítomen i zástupce Loxone.
Ten bude připraven vlastníkům jednotek vysvětlit fungování a možnosti systému a zodpovědět nejasnosti, které ohledně systému mohou mít.
S sebou bude mít i zařízení Loxone tak, aby jeho fungování mohl vlastníkům přímo ukázat.
Se zástupci Loxone je domluveno, že vlastníci budou moci provést hromadnou objednávku doplňků, které nejsou součástí základní dodávky Loxone (především automatizace žaluzií ale i jiné.) a to za výhodnější ceny se slevou za hromadnou objednávku.
Hromadná objednávka bude odeslána cca v polovině dubna.
Zástupce Loxone bude na shromáždění připraven vysvětlit vlastníkům i fungování zvažovaných doplňků.
S ohledem na počet jednotek je nemožné domluvit soukromé konzultace se zástupci Loxone pro všechny majitele jednotek před tím, než bude nutné hromadnou objednávku odeslat.
Vzhledem k tomu, že mezi shromážděním SVJ a podáním hromadné objednávky bude velmi malé množství času, doporučujeme všem majitelům, aby se ve vlastním zájmu shromáždění zúčastnili a mohli se tak se systémem Loxone co nejlépe seznámit ihned na shromáždění, a tak si mohli ujasnit, které doplňky jsou pro jejich domácnost vhodné, a tedy které za výhodné ceny objednat.
Výbor SVJ důrazně žádá všechny vlastníky, aby se zúčastnili jednání Shromáždění SVJ, protože jejich osobní přítomnost je nezbytná k tomu, aby bylo shromáždění usnášeníschopné.
Ti, kteří se nebudou moci osobně zúčastnit, nechť svojí vůli k hlasování svěří jiné osobě skrze plnou moc.
Výbor SVJ všem vlastníkům předem děkuje za svědomitý přístup, a tedy hojnou účast.

SVJ Assembly - SUMMARY

When: April 4, 2022 from 18:00 to 20:00
The owners' presence will take place between 5:30 pm and 6:00 pm
The main points of the program are:
- Heat costs allocation
- approval of the basic component of heating costs in the amount of 30%
- this amount is recommended by all addressed professional companies with regard to the energy intensity and degree of insulation of the building, the structural characteristics of the building and the method of heating and with regard to the method of measuring heat consumption
- if not approved, SVJ risks financial penalties
- this was supposed to be approved by the assembly in November, but it has been forgotten, so it must be approved now
- The SVJ Committee agrees with the amount of basic component and recommends that it be formally approved by the SVJ Assembly
- “The SVJ assembly stipulates that the basic component of heating costs is 30%. This amount shall apply to all heating cost allocations until the Assembly decides otherwise.”
- Replacement of smart home Olivea with smart home Loxone
- approval that the smart home Olivea will be replaced by the smart home Loxone
- when buying units, buyers were promised the features of smart home in their unit
- the smart home was to be provided by the Olivea system from Veolia Smart Systems
- from the very beginning, however, the system faced numerous problems, which eventually resulted in its absolute malfunction in most units. These problems go entirely and exclusively to the Veolia supplier
- after examining the complete range of similar systems on the market, it was found that the only system that can fully replace the promised features is the smart home Loxone.
- the SVJ Committee unanimously agrees to replace the Olivea system with a smart home Loxone
- the developer has promised to replace the broken Olivea with a smart home Loxone
- “The SVJ Assembly is demanding that the dysfunctional Olivea system be replaced by the smart home Loxone.”
- The delivery of the Loxone system to apartments consists of the following parts:
- 2N Indoor Compact bell tablet mounted on the wall in place of the original tablet (separate bell function + transfer of the bell function to the mobile application - Loxone app)
- Loxone Miniserver Go located in the living room or other suitable place according to the wishes of the apartment owner (control unit to control the smart home both in the supplied range and for all accessories purchased by the owner in the future)
- Loxone Smoke Detector Air located in place of the original sensor (fire sensor and alarm)
- Loxone Valve Actuator Air placed on all heaters where the original smart thermoheads were (automatic control of the heaters according to the user's preferences, including the possibility of setting daily or other control modes, etc.)
In addition to the owners, a representative of the YIT developer will attend the meeting to answer any questions the unit owners may have.
A representative of Loxone will also be present at the meeting.
He will be ready to explain to the unit owners the operation and possibilities of the system and to respond to any ambiguities they may have about the system.
He will also have a Loxone device with him so that he can show its operation directly to the owners.
It is agreed with Loxone representatives that the owners will be able to place a bulk order of accessories that are not part of the basic Loxone delivery (especially automation of blinds but also others) at better prices with a discount for a bulk order.
The bulk order will be placed in mid-April.
At the meeting, Loxone will be ready to explain to the owners the operation of the accessories under consideration.
Due to the number of units, it is impossible to arrange private consultations with Loxone representatives for all unit owners before it will be necessary to send a bulk order.
Given that there will be a very small amount of time between the SVJ assembly and the submission of a bulk order, we recommend that all owners attend the assembly in their own interest so that they can get to know the Loxone system as soon as possible at the assembly so that they can clarify which the accessories are suitable for their household, and therefore which ones to order at reasonable prices.
The SVJ Committee urges all owners to attend SVJ Assembly meetings, as their personal presence is essential for the Assembly to have a quorum.
Let those who are unable to attend in person entrust their will to vote to another person through a power of attorney.
